I have 50k saved up, and I was talking to my mom about this and all the housing around us (that is cheaper than the $10+ million dollar houses in my town) really only get down to 600k before they become literal crack den tier, because they are still within commuting distance to the city. I really can't do that with my income and we came to the conclusion that the only way that moving out makes any economic sense is if I had a girlfriend and I was sharing the rent with her, otherwise I would be building up zero savings or equity (gets drained away by housing).

I feel awful I haven't talked to a girl in her 20's in 2+ years. Maybe 3 I don't know.

At this point I'm thinking of giving up and just renting. Seems more appealing to pay $2100/month on a house instead of the $80k down paymment and ~$2600/month for mortgage, property tax, utilities
