Same here. The local industrial building cartel around here has been sitting on a new vacant warehouse for 10 Y E A R S without finding a buyer, they want over $1 million for it. If things get bad im going to stroll into their main office and offer $50 grand cash for it just to spite them for being retards. I'll find someone else selling a 5-10k square foot and give them a resonable offer.

I make around 4x median according to this chart. Started driving for amazon in my spare time recently, have delivered some junk into the poorer parts of my metro area, and now i can totally believe that median is that low. Its surreal seeing people live close to animal existences in the 120 year old homes of a formerly productive neighborhood from the industrial era of america. We are probably entering a very dark period in the west, not all of us will make it. Good luck frens.

How much do you pay in lot fees a month?
I bought a 26 ft travel trailer used for 4 grand, parket it behind an apartment building im rehabbing. Super cheap other than running the baseboard heaters during winter. Have it hidden from the street and piped into plumbing from the building, so cant really travel anywhere. Definitely could not deal with less space than this, and i have a seperate office in my warehouse.

Im just like you OP, but luckily i listened to the right people and bought rental real estate on leverage. It was a simple equation: the people who own this country will never allow deflation to happen, especially in financial assets, so the only smart move is to get as many low interest fixed rate loans as possible on performing assets. Large amounts of inflation has always been my "jackpot" scenario, I just assumed it probably wouldnt happen in my lifetime. I would still rather things not blow up though, as i care about my fellow man.

It really depends. The more corporate and large the entity you are renting from, the less likely you will be able to negotiate, unless market rental rates are in fact going down. If you are with a smaller firm or mom and pop, that is well capitalized and you've been a good tenant, there is a good chance they will work to keep you on through a rough patch. You dont want an eviction on your record if you plan on renting again in the next 7 years and you dont want to live in the ghetto. Better to just tell them you are broke, need to leave your contract early, and move out voluntarily.
Im a small scale landlord, i build out my apartments so they are way above average in amenities, and then chage 20% below market rent, and mostly dont raise rents yearly. Ive worked to keep tenants on in the past, but at the end of the day, demand for my apartments is extremely high, and i have a literal waiting list of prospective tenants. If your landlord sucks, by all means leave, but dont shoot yourself in the foot to the possibility of finding a good one if you have an eviction on your record.
