Depends on the renters and the general legal situation. If you can lowkey discriminate and renters aren't overly cuddled by the state I'd say it's still a decent option. But it certainly wont be passive unless you get a property manager.
A big brain (= jewish) move would be to take refugees and other rabble in as long as the government pays for it. That's an excellent way to make fat stacks (and also to perhaps get your property torched if you're unlucky).

Once your housing is paid for you dont really need much. I live on $600-1000 a month without housing to worry about.
