Would love to have a home like that in a place that snows.

Cold chilly nights, warm showers in a small bathroom where the warmth is trapped temorarily. A small kitchen boiling some milk for hot chocolate and to keep you warm right after exiting the shower. An upstairs with a comfy lazy boy chair next to a beautiful Christmas tree lit up with beatiful lights and ornaments could read the Holy Bible right there. A small lit attic where the belongings are stored, a cozy attic and a place to relax should I get tired hauling things around up there. Finally the bedroom, a few Christmas lights strewn about to give a nice feel to the room, a small computer to unwind with a few fun video games, use the bathroom, prayer right before bed, and then off to bed in thick warm blankets as the cold snow falls upon the house and gentle cold breeze rustles the evergreens outside the home.

How much money do I need to have to make this dream true I mean having such a house in such a place?

If you are trying to buy the absolute bottom? When the general public is terrified that they will be stuck in their house that has become a debt prison (unlikely, given the government is going to print print print). Or when house to income ratios drop to a level of your choosing. Or when the perfect house presents itself to you and it's in your budget. A primary residence is never a good investment, from a technical analysis perspective, because at best you catch a price appreciation wave, every other aspect of home ownership is cost.

People think the choice is between high risk = high reward, and low risk = low reward. That dynamic only applies to gambling. I used to shill rental real estate on this board, because it has been a proven method for wealth accumulation for literally thousands of years. It's very low risk, copying a path tread millions of times successfully. But those posts are drowned out by shitcoin garbage. Stocks can be an investment, but for most people it is no different than betting on horses: no research, no personal effort beyond cash required, it's not investing, it's gambling. Very few wealthy gamblers, lots of wealth investors. Pick wisely.

As someone with multiple hot young female tenants, I can say unequivocally I would never exchange rent for sexual favors. First off, you are looking at more than 20 blow jobs just to get 50% off, which doesn't solve the problem of a broke tenant, and second becomes a time commitment and scheduling problem. Most likely schools. I'm also in PA, Late 1800's houses like that go for 3-400k in the school district I do rentals in. If I go 15 minutes up the highway I can get the same house for $60k, because the highschool is terminal with south americans, who's interest in quality education is barely a hair above the blacks they are displacing. I could also drive back to the school district I grew up in (also pa) and see yet another similar house, this time costing $750-900k, because the schools are among the best in the state and country. Industry is also a big factor, but all my examples are within commuting distance of one another, so take from that what you will.

I'm in SE pa, I get around this by buying properties that are absolutely trashed in good school districts and fix them myself. One of my more recent properties I bought for $40k, dumped about $130k plus 1.5 years of my spare time, just appraised for $245k and I get about $2300/month out of it. It will never be easy to buy in good areas, waaaay too much normie competition for move in ready houses. So your choices are to either pay the premium and get shit returns, get creative about finding or making good deals, or become a section 8 slum lord in the ghetto.
