400k combined with my savings is enough to buy a beautiful piece of land and build a house of my dreams and still have plenty of cash left for unforeseen problems. I'm a software developer so I'm not worried about day to day expenses for the rest of my life, but I just don't have enough savings to buy a house. Don't take out a mortgage before the recession incoming this winter dude. You'd be better off waiting a year or 2 anyway.
