apparently you have to buy the stock and then sell it. You can lock it in and be on hook for the money for a few days, but if you try to sell the stocks before paying it's called "freeriding" and you can get get certain penalties from your broker. Apparently using margin on a locked ITM-after-fees option then immediately settling is a safe and common practice.

I'd be interested in opening up to everyone the question of whether or not the price of straight selling an ITM option would work out to the same as the profits secured by exercising and closing out the underlying.
