Depends on where you're buying (property tax will be another big expense, along with homeowner's insurance and possibly upkeep) and what interest rate you can get. I believe 30 year fixed rate mortgages are going around 2.78% currently.

In the case of purchasing a $500k house with a $400k 30 year fixed rate mortgage at 2.78% interest annually (a twelfth of that monthly, so 0.232%), your monthly payment should be about $1640/mo. This is $19680 annually, and you still need to pay property tax on that, so let's assume you pay a 1.5% property tax (ignoring that the appreciation in housing prices will increase your property tax somewhat over time). You would pay $7500 in property tax annually. I'm also going to ignore insurance costs and upkeep, but when you go through and do the math for yourself before buying you absolutely should consider these.

With all of the above, you'll spend about $27k annually on mortgage payments + property tax. However, you get to deduct the interest portion of your mortgage payments from your income for tax purposes, so that's something to consider as well. I don't know what income bracket you fall in, so you'll have to see how much in savings this would come out to over time.

Military Officer here. I would say the odds of actual conflict are quite low - put it this way, if we were to see boots on ground out of this, shit is going to hit the fan in a big way, and the floating layers of secondary shithole states (Iran, Pakistan, Afghanistan, Israel, etc.) would probably evaporate pretty quickly.

For about 5 decades now, all war that has been conducted is essentially an asymmetric proxy fight between the west and east (US / 5Eyes and NATO vs. Russia/China). Proxy war is a long-term business, because unlike WWII, there isn't something that "flies in the face" of most citizens (US learned this in Vietnam - American support for direct warfare totally nosedived when people saw white, red-blooded Americans being killed on camera). It is far less 1) Militarily 2) Politically and 3) Fiscally inexpensive to wage wars with brown little men (from the perspective of both sides) than it is to pit real citizenry against each other.

Point is, Iran is nearing the juncture where, at least military-wise, they are within striking distance of the power of Russia (nukes, etc etc). This means that Iran as a proxy is probably a bad time for all involved.

War stocks, Grumman, Raytheon, Boeing (minus their fuckery) are all good buys, though, more generally. They are boomer run companies that only employs a white workforce (clearances preclude poos and blacks, mostly), so they are viable in that regard. Overall never a bad investment, and the government will eventually bail them out if things go sideways.
