I have been following this bullshit since 2007. I consider those that say we are going to have inflation, deflation, stagflation, biflation. The ones that claim we are going to have inflation and hi velocity claimed so due to the $4T injected since 2008. Money velocity is psychological. Printed money has gone primarily into financial assets (stocks, crypto, derivatives, etc.) instead of the actual economy since 2008. When investing in the actual economy seems like a bad RoR, you trade pieces of paper with others who just got handed new printed money. It is a reinforcing spiral.
This concentrates wealth to those who can access these financial assets, and that inflation "trickles down" in things that are purchased across all social classes: health care, education, real estate, child care. 90% of remediation work is water control. You dig trenches to control water flowing off waste piles and channel it to lined containment ponds where it can be treated or allowed to settle. A lot of modern clean up sites build artificial swamps and this does a pretty good job of cleaning up the toxic ARD and sediments. Personally I only know anything about mining companies so I can always vouch for different metals. Copper will certainly be in even greater demand as electrification develops more and also is an important component in batteries. Zinc is a safe bet -- used everywhere and also might have potential future use in heavy industrial batteries. Gold for inflation, also is nice to have exposure to if the economy shits the bed as it might actually go up fast after an initial crash. Some other ones worth considering are lithium, nickel and cobolt for some of that EV battery action. Lead also remains a decent investment as it is still used in the vast majority of produced batteries.

As for other commodities, I don't have much knowledge but I would say now seems to be a good time to invest in oil.

We're lucky to be in a designated historical preservation district so we tend to fix the buildings and either cap the piles or remove them and replace them with inert piles of rock to simulate the historic look of the mines. We took the EPA to court for years to get them to do this because most of our money comes from tourism related to those old mines and buildings. It'd be a shame to lose something like your pic there.
