I am a landlord but I am a live-in landlord so I'm incentivized to keep the place in good shape. I take the recycling and trash out and generally keep to myself and collect cash every month. I rent through my university's bulletin board website so my tenants are all professionals, mostly grad students. When you've given a landlord obscene amounts of $$$ to live in a box the least you can expect is them to honor the contract. One once cut off the heating during the middle of winter "to save money" even though that's highly illegal here, without warning anyone in the block. We were collectively paying him probably 3,000 p/m for the apartments and the bills were included. Everyone has a breaking point. My Mother actually started it after she sold her salon and got some investment from my uncle. I took over from there. But in general its a snowball effect. If you start in the UK depending on where you are you could be looking at around 160k to buy the property and about 10-15k to get it ready. But you wont be making much profit from this. for example i but forclosures and so on at about 300-400k mark and this nets me about 150-200k profit if i sell per project. Many people do it on small scale and make around 20-40k a year but you also need to know builders who are competent and will give you good deals. But if i had to tally a number to start. Starting cheap as possible is probably maximum 200k if you want to be safe. (Depends where you live. This is for the UK)

I slumlord and make far more money from collections than I do from renting, the trick is to get someone with a decent credit but low income, then after a year you raise rates so they move out, after they are gone you go after them for not paying a "fee" and start charging 30% interest +processing fees on top of the original fee (all of this is in the contract they signed of course, but you never actually tell them). You can take them to small claims court and get their wages garnished if they refuse to pay, but usually you can get them to start making monthly payments and because they are stupid poors they have no idea that I'm ripping them off. I have one older black dude that has been paying me $90 a month for almost 10 years now over a $500 fee lmao.
