I mean most people moving there now are retirees plus I don't think there's that much industry there to generate demand for real estate. I would instead invest in either NC or TX as many businesses are moving down there and so will the rest of the working people. Bringing with them demand for real estate.

ye its pretty good in some parts. id suggest west coast naples to tampa or just outside orlando. they have most of the new construction last i checked and they arent miami levels of expensive. theres cheap properties in other areas of the state but they all have less appeal imo. for example jacksonville super cheap but also majorly black and has bad crime/gang violence. north of tampa is cheap and white but has terrible meth problems.

Florida is totally saturated with institutional investment in the desirable areas and the market is showing serious weakness right now. I've been seeing rental properties get slowly dumped onto the market, and the number of days to sale has been going up steadily while prices ease back. The time to invest will probably be October-March if we don't enter a strong recession, and Q4 next year if we do.
