The key is residential real estate. Will not go down. Because of soaring material costs, the "replacement cost" to build a home is so high that there is a floor to how far real estate could fall (at most 10%, see builder margins). Add in boomers not selling this decade, people staying put because of 6% rates, and you have a massive real estate crisis that will only get worse. Next decade it might come down when boomers start dying en masse, but residential real estate will moon for the foreseeable future.
