There’s a cheesesteak one by my office that I go to twice a month. Love it. Their biggest concern is prob cost of beef. They also connect w ubereats which I’m sure helps.

I think the key is to make one menu item very well. It’s hard to come by consistently delicious food and if you can perfect it as an art the customers will come. So many bad restaurants with frozen shit menus

Also a Chicago dog place by me I hit once a week. Never thought hotdogs would be my thing but they are amazin

That could work but personally I never like cheese steaks because the food is typically really low quality. I think as long as you make sure the food is actually good and you live in a larger city that it's a good idea. I think it also helps to stand out if you do something novel.
