anyone who needs a mortgage has to have a shitload of paperwork and bank related info and back and forths between agents/buyers/sellers/banks. Why normal process takes 30+ days to close.

only a small percent of people have 1mil cash on hand to buy a house , 80% of houses sold usually get a mortgage.

I lost out on a house like this during covid, seller listed at 600k, I offered full 600k but I needed a loan and the standard 30 day close period. Seller just wanted to leave asap and took the second offer which was 590k cash...

There are investors who mass spam homeowners offer all cash for homes that aren’t on the market. I got a text a while back asking if I was interested in selling, saying they had done a thorough analysis of my property value and were Will to offer me between x and Y depending on the result of an inspection/walkthrough. They were “willing” to handle of the paperwork to make it easy for me. Those values were just 60-80% of the Zillow estimate.

They spam that same message out to thousands of home owners hoping some old person or idiot bites, and then they immediately flip the house.
