Rentfag here, agreed a two month rent holiday with my landlord after I threatened to move to a cheaper, bigger place.
Threatened to post about all the bushit he's pulled (not fixing shit, insisting that stuff was in the contract when it wasn't) on the local area Facebook page and he was scared no-one else would move in.

Me and my buddy run a commercial brokerage an the company holds several properties. At one shopping center everyone went from asking for abatement, to wanting to pay once the stimulus passed. Still pretty uncertain at this point. Franchise owners are all over the loans, but the local shops are a bit slow to the punch. Now i know for sure that /biz is 95% larp posters and let me explain why since both sides of my family actually own a varitey of different rental properties. You CANNOT just simply "kick somebody out" the next day because of not paying rent it is not a good enough reason there are laws that protect tennants even if they arnt paying their rent. Even if squatters break into an empty property that you own and start living there you cannot force them out by turning off utilities, changing locks ect even the police cannot get involved because it is considered a civil matter which has to be settled in courts. The best a landlord can do is appear before a judge in either the county court or high court to serve an eviction notice. Squatters usually know this legal framework and slump from place to place looking for empty/ abandoned property to reside in knowing that court cases could drag out for months even years.

in the current situation it is even worse because now you cannot evict somebody if they have been evicted due to corona, and even if you go against this and evict them, you cannot force them to leave so you will just have your tennants staying in your property for free now except they will hate you more because of you trying to evict them. either way the tennant cant leave until the court says so and courts are in total lockdown atm so if you piss off your tennants now you are looking at years of them staying at where they live which is all still perfectly legal

anybody posting who say they evicted people now is 100% larp or live in some dogshit country that has no tennant protection and rent worth nothing anyway
