Anyone here ever buy or know someone who bought real estate in a ghetto area for gentrification speculation?

There are some real bargains on fully renovated units in these shitty areas

do your research on any potential back taxes and current tax rates, that's all i can say. i considered it. i live in southeast PA. the sky high property taxes in some of these coontowns destroys any chance of profit.

I’m a tradie and I’ve met a couple contractors who team up together, gather money in piles and buy up government subsidized properties where piss broke niggers collect their welfare. It can be risky if you’re just getting in but they seem to make money from it.

You're not going to get that sort of up to date granular data for free. You basically have to either network with agents/investors or do lots of legwork yourself. I can't stand dealing with lowlifes so I spent a lot of time looking for good locations and have extremely high tenant standards for how cheap my apartments are. I would never consider buying in ghettos or marginal hoods unless I could flip it asap. Life is too short to deal with trash, and gentrification can take years or even never happen, all the while you still have to operate the building.

I used to rent out a three bedroom in an okay area. The tenant was longterm and easy to deal with. If I didn't have solid data I wouldn't buy ghetto. Fuck that. Every time you come through you have to push through crowds of nogs at the doorstep no fucking way.
