Being a landlord is maybe the easiest job to start doing there is. It's the continuing to do it part where you'll probably want to bail.
Anyway though just take out a mortgage on a house with more than one spare room. Preferably live in that house so you get the homestead exemption which will cut your taxes in half. And then just put ads out for tenants at your preferred rent amount.

You can mostly accomplish that by limiting your ads to a wealthy university campus or other exclusive place with mostly white populations. Also black people usually don't pass credit checks.

portfolio is :
4 cottages 1.2mill
3 large 8 bedroom properties 4 mill
3 shop fronts 300k
1 apartment. 100k

Get the capital to buy a property out right. Spend your time or hire people to bring the property up a standard that places it in the rent bracket that is the most profitable for the area.
Make sure the price is Avg. for that bracket. Sort out problems that are brought up by tenants quickly and properly no bodge jobs!
Self Catering holidays is more profitable than tenants. Large houses can generate 4-5k per week with multigenerational holiday market. (covid has crippled this market temporarily however).
Either make this your 'job' and look after your property's and essentially become a (handyman) or you hire a property manager to organise it all for you so everything is passive.

Yeah with regard to people fucking your shit up I had this problem in the beginning. I was trying to offer something good value for young working class families and most of the time it would get fucked up after their tenancy was up. A lot of the time it was subsidised by the state so I think they didn't give a shit. So I upgraded the property and marketed to the middle class professional couple. Everything was fixed and they even paid to install amenities such as Steam rooms showers and stuff with my permission over the years. I dont want to shit on lower income brackets as I come from it but as a landlord they are a huge risk and actually cost me money in the end.
