Hey niggers, thanks for the 50x.

recently cashed out a small chunk of change and bought a duplex.

Question is, do I continue renting for 850 a month at my current place and let a close friend move in to the available unit and allow the other tenant to keep living there too (clean young girl who pays on time). for 900+900 a month.

Or

Move in to the unit and rent the other one out.

Its a townhouse style duplex with a firewall so no annoying upstairs downstairs.

However I have the opportunity to have a great tenant for a pretty long time without needing a contract in place so he can just pay me cash.

Don't ever rent to ANYONE without a contract. Not even your own mother.

That said, the economic side says rent both units since you net +50 bucks a month. I would actually live in the other unit though, just for the peace of mind and comfort of being in your own place and not having to deal with your landlord.
