I was told this when I was young and didn’t listen. I didn’t buy a house till I was 36 which was two years ago now. It’s hard to say I. Retrospect cause if I had bought a house when I was first able it would have been the absolute peak before the GFC of 08/09 and I’d have just got even in the last year or two. That said I’d have been building equity and not renting for a decade so I’d still be massively ahead.

Buy a modest house or even a shitbox and take care of it, maybe it’s overpriced and declines 50% in the next few years, maybe it does not. Nobody knows for sure but I can tell you this much. The pride of homeownership cannot be explained or rivaled. Knowing you own your shit, are investing in your future, and can do what the fuck you want in and with it is worth every penny.
