There is plenty of cheap land for sale where you can build a brand new house on instead of buying one already built which is overly inflated. It really isnt that complicated. Plus you will have plenty of room to store resources on it. Its literally comparable to owning your own biosphere. At 10 acres for example you can start your own dam village.

Its a bit stupid having to pay $300,000+ for a 4,000 sqft home which is old, outdated and holds bad karma and energy. Oh you like that bedroom? Was fucked and slept in more than your nearest hotel.

Already ahead of you. I bought fifteen acres for $45 in Texas. Has electric and water on the property line. The cost to get them to where I want my home to be is about $100 but both the municipality and the line provider are going to pay most of it.

I plan on building arched cabins on the property and the shipping is nearly nothing due to the proximity to the manufacturer. A couple hundred bucks per.

My goal is to live in half of the property and then have about four arched cabins that are secluded enough from one another that city people think they are alone. Will have two one person cabins, a two person cabin, and a four person family cabin.

Meanwhile, I can have my family and friends visit whenever they want and it will pay for itself with one tenant a month to stays Friday and Saturday.

Total investment is about $300k, give or take.

2. 10 acres is nice but thats like fucking nothing. No room to shoot long range, also location matters. You want land up north where its hilly but not rocky so you can farm but also got privacy to shoot and play with lasers or dig your own mine cuz no one can see through hills.

3. Waterfall, and what kinda rights the deed comes with are important. What u going to do if you find oil or a spring...u dont want the goverment to steal so u need rights for stuff like that.

No need to assume, it costs more to build a home from scratch. You need to build the infrastructure, get professional documents ready for the house, and then coordinate with multiple individuals. If you're doing it all yourself and not hiring someone to do it for you, then you're taking risks.

You'll be paying for the raw materials of the house, paving, and additional site items, but missing the knowledge on how to install any of it from multiple trades and professions. Nevermind the legal side of things and building codes. It's just not easy to build a home considering all the things that realistically go into it. It's far easier to find a well maintained house that can be renovated, even if it's far too overpriced. It's all too fucked anon, I'm sorry.

I know multiple people who have built their own home from scratch. One was a farrier and the other was a civil engineer. The farriers house was actually more complex. (He did stone work for the walls and made ot look like a castle.)

You can learn to lay a brick in one week community college course.

If you're in the US and want to buy land to build a house, you're better off buying something with a house already on it.
Then you can just knock the shitty house down and build what you want.
That way the well and septic system doesn't have to be installed and you'll be able to grandfather the old ones in instead of paying through the nose to install on virgin ground.

A lot of times, you can find a lot with a shitty house on it cheaper than a bare piece of land because it would take more work to get it to a blank slate.

If you're trying to build a house somewhere that doesn't have any utilities yet, you're going to spend 50k just to get access to electric, water/well, and install a leech field/septic tank.
Add another 50-100k if you're even thinking about solar/wind for power.
