So I am a hooomer with a few Airbnbs in Joshua Tree National Park, CA (in the surrounding small towns 20-30 mins from the park). These meth contractors are a dime a dozen. The first hooom me and my friends bought was a complete shithole wreckage site about 20 mins from the national park. Huge property but the wreckage was so vast it could have been one man with just his bare hands or minimal equipment doing this. The fucking septic tank was jackhammered into, the foundation was spuriously jackhammered into.


When we called our septic tank guy, he kept on saying "these guys were high as fuck" while staring at the mess that was left for us. Our septic tank guy explained to us that he was pretty much 99% sure the previous owner was not only a meth head but had HIRED his tweaker friends to use earth-moving equipment. But these retards got so tweaked out they would just jackhammer random concrete across the property and then move onto jackhammering other things because they were all high on meth.

Crystal meth is a really insane drug because it just makes you actively do very random, absurd things. The team of tweaker contractors just fucking ruin an entire property. But if you think about it, tweaker contractors are pervasive because its a low barrier occupation that doesn't test and it's a job that you can find in any economy, including the boonies / desert

I I didnt buy a house until my late 30's so I have made some mistakes with contractors owing to inexperience. Im also not very handy, and have screwed up some repairs. I had to redo a couple drywall patches, and I had to hire a plumber to fix a fucked up DIY toilet installation. So im pretty inept, and not proud of it. Many such cases. If you're trying to do the actual renovation side of things first and you have zero connections to contractors or a firm understanding of ARV calculation/Repair cost before signing a contract for the house, you're just begging to be fucked and lose your money. The smart way to get into real estate is wholesaling - contract flipping. The goal is to find off market, distressed homes to put under contract with an assignment clause along with an inspection period clause that allows you to cancel the contract if the house is a total piece of shit beyond what you expected, and then you assign that contract to a cash buyer for an assignment fee. THEY do the renovation and then flip the house while you get a piece of the equity. You can expect a $10k-$30k assignment fee depending on the price you negotiated for the property. It's all handled through a title agency/escrow, you just receive your assignment fee upon closing as part of the entire deal. The only money you've put into this is an earnest money deposit ($1000 or less typically) and maybe some inspection costs. You're getting paid because you're the guy making the deal possible and the contractor/home flipper doesn't have to put in the groundwork to find workable homes. And they're still getting it at a discount compared to if they tried to buy it through a realtor. You don't need a real estate license to do this aside from Oklahoma/Illinois -even in those states, there's a process do do this without a license but you'd need more capital up front for a double close scenario.

Once you have a network of cash buyers, title agencies, inspectors, and contractors you've been dealing with for the purpose of wholesaling, you start deciding to keep certain homes that you've put under contract and then tap into your network that you've already built instead of just hoping for the best with

Man i hate metheads, a few years ago i was renting an apartment that had been personally fixed up by this very nice young couple (who were only 23-24 years old). They also decided to give a guy who was "down on his luck" a chance, despite him not having enough money for a deposit. As you know, no good deed is left unpunished and he immediately started ruining the place within a month. During his meth binges he had smashed all the windows, the toilet, the sink, all the mirrors and light bulbs. Stumped all his cigarettes on the walls and disassembled the water heater. When they finally managed to get to him and give him his eviction notice, he held a giant party where he invited all his meth-head friends and trashed the place, pissing on the floors as a final "fuck you" for having the audacity of not letting him live there for free.
