>Trailer costs as much as a decent downpayment
>Lot rent costs more than renting a house
>both are more expensive than a 30-year fixed rate mortgage in a B-tier city

Why do people live here? I thought trailer parks were for giving up.

There's a trailer park near me that's basically working class people that want to send their kids to good schools. Looks totally fine. Has a park right next to it. I drive past it regularly. About 15 miles down the road from me there's a trailer park on the side of an interstate that looks like you took the dumbest white trash on earth and told them to open the ugliest meth labs they could.

It's a weird thing to think about

There's a similar situation to me just down the road. the trash trailer park somehow managed to be built right in the heart of the city business district (how this got ok idk but it happened) and so the business district being literally a block looks like complete ass cuz the trash park is there. But go up the road a bit outside of the business district and there is this upclass kinda richy trailer park right by the post office. strange to see especially if you know people in both and realiz the females in the trash one are fuckable but trash and the rich ones are all fat and snobs and unfuckable. strange tales from rural tiny towns.

There are at least a dozen trailer parks mixed in between the farms in my township. There's only one black family here that I'm aware of. The cops are notorious assholes to outsiders. They don't fuck with the residents at all. Crime is extremely low and our elected officials have so far kept the developers out by refusing to rezone farmlands. I like my trailer park neighbors. They're all regular working class or retired white people.
I'm not posting my zip code.

It is. I've got a relative who's retiring this year and going to buy a trailer close to us. She said the lot rent is like $450/mo and includes water, trash and sewage. A new single wide is around 50k and I assume they'll last a good 20+ years without any major repairs. She said the park will even cut your grass and plow your driveway for some extra monthly fee. I wouldn't feel bad about downsizing and retiring in one if I were single. Taxes are nothing on them here, and they're cheap to heat and cool, and unlike an apartment, you can still build a fire or shoot guns from your yard (depending on your lot location).

Those are nice trailers.

You can buy the single-wide trailers near my home for around $160k with 800 sqft. I bet those in your picture are really expensive.

I'm not a fan of trailer parks, but if you put a double-wide trailer with a furnished basement and an attached garage on a couple acres of land, you can actually make them look really nice. Just put on that fake stone siding, get a metal roof and build a porch around it.

It's a carport.

Are you in the US? Single wides don't cost $160k. I just looked. Single wides start around $45k and double-wides start around 80k. That's from the Champion website which is apparently one of the largest manufacturers for the northeastern US. That brand might be shitty compared to others, idk, but I doubt that 4x the entry price of that brand is the norm anywhere.

Yeah def comfy af where you are. The kind of place you dont want to post about online for fear people will hear about it and come ruin the nice balance the place has. I'd stay in the one rich trailer park in town since its really nice but the fees are a bit high (looked into them when I was initially house shopping the area). So in the end I got myself a small 2000 sqft yard with a small house on it with just enough room for me and a spare room and I live decent. always nice to hear about other comfy places people live.

his prices are in no way accurate. my parents bought a double wide and put it on a foundation on a 10 acre plot of land that they bought. they paid $90k for the trailer + delivery + site improvements... back in the mid 1990s... and my dad was friends with the guy who owned the bulldozer and excavation equipment.

I just looked it up lol. Go to champion homes online like I said. That's where I got the prices. It was the first result on Google. The one my relative was looking at is brand new and already setup in the park. I just asked her and it's $55k. 3bed/2bath. Lot rent is $460/mo and includes 1k gallons of water, plus trash and sewage. 2 year home warranty etc...There's some kinda school or property taxes that are like $400/year. Also, and I know this for a fact, some parks will pay for your setup if you buy a new trailer, or give you 3 months in free rent to cover it, because they want new trailers in there to make the place look nicer.

>> No.57244199

>>57244109
Oh, and they're offering her 1st month rent for free (I assume to get her to sign the rental agreement quicker), and it's in a newer part of the park that has natural gas. Lots of people are on propane or oil here, so that's a plus. There's no porch or carport, but obviously she can put that stuff on if she wants to. Looking at the pics, the actual lot serms slightly larger than most parks, id say a good 30+ foot between trailers, but it's in the middle of a looping road so she doesn't have any woods in her backyard (assuming she buys it).

I wasnt doubting you anon I just wanted to browse the trailer homes for a bit and see what kind of selection exists in 2024. as long as the prices are decent and the trailers are nice and comfy im down. dont need one but its nice to look. and never know might be in the market for one someday.

>> No.57244266

Trailers have axels on them so they can be transported easier. Modular homes are just regular stick framed houses built in pieces and shipped on flatbeds. They need to be set on a foundation and put together. You can't really move them once they're setup. Looking online, most of the places around me seem to sell both.

You're looking at a single-wide with no plumbing, no transportation, no lot, no electrical, no sewage, no well/water, no water heater, no furnace, etc.

Even than, I still don't know where you're seeing a single-wide for $40k. I look at new ones factory built are around $90k.

Good shit fren. My wife wasn't sure about our house when we bought it because it's like 2/3rd the size of our old house, but we lived in town on a postage stamp lot, and have several acres here. She would never move back to town now, nor would I. I couldn't imagine paying $280k+ for a shitty townhouse my neighbors could listen to me fucking and farting in. That's no way to live.

Incorrect. Like I said, my aunt is probably going to buy one rn, for $55k. Everything is hooked up and it's already in a park, on piers. I think it has appliances too, but those might be sone dealer staged things. It's turnkey though. They have a couple more available like that as well, just different floorplans and slightly higher prices.

Here is the first link I found that shows prices:
https://pennsylvaniafactorydirect.com/

$45k for their entry level single wide. $83k for the entry level doublwide. Those prices are for most every state in the northeast according to the site, though I suspect it's more practical to buy from a local dealer/through a park to save on transportation and hookup costs. Lookup local dealers in your area. They will have a specials page or brochure that has some prices on it and some will show repos with pricing too.
