17101037 No.17101037 [Reply] [Original]

I just moved into a new apartment and all the roomstes are extremely healthy eaters who know how to cook well and are really comfortable with preparing/storing and making food. They always get stuff from farms and store shit in hard and the fridge is full of good shit

Meanwhile the best thing I can cook is a grilled cheese and I have been sneaking in my snacks because I'm embarrassed. I want to change, I want to be like them. How do i handle this? I've only been in the house for a couple days so they haven't yet figured out that I have the diet of a 12 year old yet. I want to change, I want to be like them, but I'm afraid. I'm so bad at cooking and I have no clue what I'm doing. I'm also 30 so it's really embarrassing.

Just trusting that the first real job you landed will keep financing 50years of mortage is very risky, people can easily end up with years paying dept for a house they already had to sell again. What do you think is going to happen to that property in 30 years? It's value is going to rise and at the rate property is climbing cost wise you'll never be able to afford it. The only people buying houses in cash are flipping it. Even rich people pay for things with debt because of low interest rates and the ability to invest money with greater returns you'd be a full not to leverage it.
Realistically no one would have own a home with your approach and even if they could they would miss out on increasing property values and eat that additional cost by waiting.

I agree about the business shit though. "Just start a le business" meme is full of survivor ship bias and people who have awful work life balances. Sorry everyone who falls for it I don't live to work and you'll never convince me otherwise.

The truly idiotic thing to do is take on debt so you can gamble with the money you'd need to pay it back. Sounds great until one day your gamble fails and you're completely fucked.

Yes property prices will *probably* increase, which means that you'll have to buy a less desirable property than the one the bank would let you pretend to own if you got a loan instead of saving. That's infinitely preferable to going into debt.

Having large sums of money sitting around doing nothing and losing value is bad advice. Debt absolutism is moronic. You're extremely naive and once again anyone who has these extreme takes probably has self control issues and yea in that case you should probably not take out debt if you can't manage your finances. Renting is a waste of money and you have nothing left after. The only advantage is that you can pick up and leave easily.

You might lose some value on your house if the market is in a dip and for whatever reason you have to sell it, but otherwise you have the equity you paid into it and you can transfer that to the down payment on a new house. The problem is people not realizing when it's in their interest to downsize or buying homes that are appropriate for their income level.

Only if you rent places that someone wants to make money of in the worst case is part of an investment plan, where the landlords try everything to keep the costs low while still keeping rents high.
Renting in a housing association which is the go to place in a lot of places your rent money will go directly into cleaning, fixing and improving the buildings and its communal surroundings. You might have to pay rent for a new playground you don't profit from if the other tennants with kids or grandchildren are the majority but I think there are worse things.

With buying a house it's yours. Environmental damage? Damage by usage? Upkeep? Modernization? Cleaning and tending to the street and frontyard you don't really use? Increasing value and living by adding a balcony? You will have to pay 'rent' to yourself for all these things and on top to fund your own workhours even if those are just calling external service for help. your neighbours might change and turn out to be assholes. And if you want to move you have to go through the trouble of renting the place out or selling it.

It could happen. But between bankable PTO hours (that cash out if I leave/were let go), a very healthy 401K and general savings, I think I have plenty of time to find another job and keep making payments. Plus the housing expenses are covered by my income, so my wife's income can also shoulder the burden.

I could buy a car, get into an accident, be unable to work anymore and then wind up disabled and on the street. Game over, so I might as well never drive.

So much this. Renting in a good place is the easiest way to save up some initial money to keep the monthly payment very low and to buy on minimal risk though.
You also don't have to move into the place you buy, just keep it close so you can make sure to get good tennants and keep the property in a good condition.

I respect that. Apartments make sense if you don't plan on settling down in an area. Don't buy a house if you're not going to be in it for a while. But don't lie to yourself and say you're going to move somewhere else why you just stay in the same apartment year after year saying next year will be the one where you pack up and move to wherever. Because at a certain point you're only doing a disservice to yourself.

That of course is a matter of how you go about it. If you have roommates and get the cost really low, then it probably is sensible to rent and save since you'd be paying a fraction of what you would on a mortgage. But as your rent cost gets closer to a mortgage it starts to make less sense

I would be in the *bank's* house while taking all of the risk onto myself. I would be living under the Sword of Damocles, always wondering if today is the day I lose everything. Fortunately I didn't do that. I'm saving my money, staying out of debt, and living in safety. No matter what else might go wrong, I will NEVER be bankrupt. You're the moron. You're living in a house that the bank could take away the moment anything goes wrong. You're living with the risk of total financial ruin. You need to get it together.

Do you constantly worry that you're going to get fired? Do you constantly worry that you might suddenly die? Are you investing in your retirement or are you too afraid that the stock market might crash?

I hope you aren't saving your money in a bank either. You know they don't even hold that much cash, it just gets moved around and lent to other banks. The whole system could suddenly fall apart and then all your money is gone. I hope you don't really believe the FDIC will help out either.

If you're smart you're putting all your money into a mattress.

No, if I'm dead then there's nothing to worry about after that. That's not as bad as bankruptcy, where you then have to take it upon yourself to commit suicide.

The pro tip for savety + buying is buying with and for the family, expecially older members with pretty secure pensions.
2 or more siblings buying a house or flat for the parents together keeps the rates so low there is no risk other than some wasted money and the parents get the best landlords that won't throw them out. And if the jobs stay secure you can often choose a payment plan that will allow you to up the rates a lot after a few years.

That anon is all about worst case scenarios so a risky mortage might end up in a dept which is still less money than if he looses his job, the bank looses all his money AND his matress burns down at the same time.

Probably wonders how people can buy a house with money they don't yet have if they aren't sure they will constantly have enough money to pay the dept, pay for house upkeeping and repair if a storm hits it. And medication if they get really ill. Or if the areas main businesses move place and jobs and house value leave. Or...

If you're totally type best case scenario you would only invest in lottery tickets.
