I think a lot of Touhou's popularity is its uniqueness as an IP and Gensokyo's uniqueness as a setting.

First, ZUN doesn't care that much about his own profit from Touhou. He never designed Touhou to rake in as many yen as he could, he designed it first and foremost as a passion project that he thought others would enjoy. Even with all its popularity as a franchise, Touhou isn't even ZUN's day job. He works as a webdev and he has for a long time now. You may say "he's pandering to otaku with all his cute girl designs!" I wouldn't say that. Games like Kantai Collection and Fate are pandering, where they know they are aiming for a specific demographic: for Kancolle it's otaku who are those military reject LARPer types, for Fate it's otaku who are gambling addicts. ZUN never designed Touhou's cute girls for the purpose of catering to the needs of a demographic; he willed it into existence for his own sake and I believe he greatly appreciates all the support Touhou receives.

Second, ZUN is lax with his IP. His tolerant policy towards using his characters and Gensokyo as a setting allowed his work to spread an unprecedented amount. Touhou content has been featured even in popular western media sources, sometimes intentionally (Bad Apple on CNN), sometimes unintentionally (Suika on ESPN). ZUN's calm attitude towards his IP has allowed every possible fan interpretation of all the Touhou characters, ranging from a happy mythology land where anything's possible to a stern, gothic land filled with evil and hatred. This doujin culture which Touhou has spawned has spread its characters far and wide.

Third, ZUN is somewhat ambiguous with his narratives. This ambiguity allows fans to inject their own judgements and interpretations over areas where canon is ambiguous. I once read on this board that everybody's version of Gensokyo is unique. I couldn't agree more. Since there are ambiguities in ZUN's narratives with respect to many characters, places and settings, there are countless opportunities for fan speculation, whether mild and synergistic towards the canon or outright revisionistic towards the canon. Granted, there are official manga which are useful for ZUN's worldbuilding, but those often focus on a limited scope or a small incident.

TL;DR ZUN is a generous person and this has allowed Touhou to thrive.

Its fine attitude he have towards his IP, but there is still lots of red flags that most likely would ruin it but since he have kept ultimate control of it and just giving permission to use characters it wont happen.

That's the biggest concern about Touhou as we know it. ZUN is only in his early 40's right now and hopefully he will live a long, healthy life. But when he dies, I wouldn't know what would happen to Touhou. ZUN is also married and has a couple kids, so hopefully they will take good care of his legacy.

Supposedly. The big theory I heard is that he had a catchphrase for himself, "barisaku", an abbreviation for a longer phrase about train sightseeing. Then Hibike Euphonium came along with one of the characters playing baritone sax, which can be abbreviated in Japanese as "barisaku". So then he got so sick of the associations between him and the character from Hibike that he fucking burned down KyoAni over it.

Although train enthusiasts are known for crazy shit internationally, it's not just Japanese train otaku that are the only ones like that. The crazier railfans are dubbed "foamers" by the more sane railfans, as they "foam at the mouth" at the sight of trains.
